Golden visa renewal in Spain

The Golden Visa is a visa granted to non-EU investors who wish to reside in Spain and who have made a significant investment in the country. Originally valid for two years, it may be renewed for additional five-year periods as long as the investment remains intact and other criteria are met.

However, as of April 3, 2025, Spain abolished the issuance of new investor residence visas due to the ongoing housing crisis. This measure is part of Organic Law 1/2025 on the Efficiency of the Public Justice Service, which, in its twenty-first final provision, repeals Articles 63 to 67 of Law 14/2013 (Entrepreneurs Law). Only renewals of visas granted before this date remain valid.

Who needs to renew a golden visa in Spain?

Renewal is mandatory for investors who wish to retain the benefits of the Golden Visa, which means:

  • No obligation to reside permanently in Spain.
  • Freedom of movement within the Schengen Area without a visa.
  • Family reunification rights.
  • Authorisation to live and work in Spain.
  • No requirement to become a tax resident.

It’s essential to complete your renewal–if it’s denied, you will not be able to reapply for this visa, which has been discontinued for new applicants as of April 2, 2025.

Eligibility requirements for renewal

To renew the Golden Visa, applicants must continue to meet the same requirements as when the visa was first granted, as well as:

  1. Maintaining the qualifying investment, such as:

Real estate valued at €500,000 or more.

Government bonds worth at least €2 million.

Shares in Spanish companies with a capital of at least €1 million.

A deposit in a Spanish bank of at least €1 million.

  1. Having no criminal record in Spain or in previous countries of residence.
  2. Having valid health insurance (public or private) covering your stay in Spain.
  3. Showing sufficient financial means to support yourself and your family without needing to work.

While no minimum stay is required, it’s recommended to visit Spain at least once per year to strengthen your renewal case

When to apply for your renewal

You can apply for renewal of the Golden Visa within 90 days before the visa expires and during the 90 days following the expiration date. Submitting the application within the appropriate time frame ensures the continuity of the residence permit without interruption.

Because the process may take several weeks, it’s best to start early to avoid any disruptions in your legal status. All applications must be submitted to the Large Companies and Strategic Groups Unit (UGE-CE), either in person or online; however, the applicant must be physically present in Spain at the time of submission.

Steps to renew your golden visa in Spain

Renewing your Golden Visa involves a strict legal process that is similar to the acquisition process. Either way, it’s essential to follow the correct steps and provide all necessary documentation, including:

Key documents required for renewal

Among the key documents to present before the UGE, the main ones are:

  • Proof that your initial investment is still valid (e.g. updated land registry extract for real estate).
  • Evidence of sufficient financial resources to support yourself and your family.
  • Valid private medical insurance in Spain.
  • Criminal background certificate from countries of residence in the last 5 years.
  • Any other supporting documents requested by the UGE.

Application process and timeline

Once you have gathered all the documents:

  1. Submit the application to the UGE-CE in Spain, either online or in person.
  2. We recommend starting the process at least 60 days prior to your visa expiration.
  3. The administration must issue a resolution after 20 working days. If no response is received during that time, the application is deemed approved through administrative silence.
  4. After approval, you must renew your TIE (residence card) at your local police station within one month.

The renewal process must be completed within 60 days before or 90 days after the visa expires. If you miss this deadline, complete the process incorrectly, or your renewal is denied, you will lose the opportunity to reapply, as the Golden Visa is no longer available for new applicants.
